We’re seeking an experienced Commercial Roofing Estimator / Project Manager who enjoys the technical side of roofing, developing competitive bids, and leading projects through successful completion.

Candidates must have at least 3 years of recent experience in a dedicated Estimator or Project Manager position with a commercial roofing contractor.

The Opportunity

Take ownership of commercial roofing projects from the initial roof survey and estimate through installation, financial performance, and closeout. This position combines estimating and project management, with time spent on each function varying based on project volume and business needs.

This role is ideal for a commercial roofing estimator seeking greater involvement in project execution or a commercial roofing project manager with estimating capabilities who wants involvement earlier in the project lifecycle.

What You’ll Do

  • Estimate and manage commercial reroofing and new construction projects involving TPO, PVC, EPDM, modified bitumen, built-up roofing, coatings, and associated sheet metal.

  • Review drawings, specifications, roof assembly requirements, and manufacturer details to develop complete scopes, accurate takeoffs, and competitive proposals.

  • Conduct roof surveys to evaluate existing systems, deck conditions, drainage, penetrations, flashing details, access, and tear-off requirements.

  • Calculate material quantities and labor requirements for insulation, tapered systems, cover boards, membranes, adhesives, fasteners, flashing, and sheet metal.

  • Obtain and evaluate supplier and subcontractor quotes for scope completeness, specification compliance, and pricing.

  • Identify installation challenges, scope gaps, and value engineering opportunities while maintaining system performance and warranty requirements.

  • Participate in bid reviews and preconstruction planning to establish project budgets, schedules, and execution plans.

  • Coordinate with field leadership on manpower, project sequencing, material deliveries, equipment, staging, roof access, and weather protection.

  • Manage awarded project schedules, budgets, labor productivity, material usage, and job costs.

  • Prepare and update Estimated Cost at Completion (ECAC) forecasts for active projects, monitoring actual and committed costs, remaining expenses, and projected profitability.

  • Coordinate submittals, product approvals, RFIs, permits, inspections, and manufacturer requirements.

  • Monitor installation quality, including substrate preparation, attachment methods, membrane seams, flashing, terminations, and drainage details.

  • Partner with superintendents and foremen to resolve field conditions and support safe, productive roofing operations.

  • Document scope changes, prepare change orders, and manage progress billing and project records.

  • Serve as a primary customer contact, communicating project status, technical requirements, and schedule impacts to customers, general contractors, and internal teams.

  • Coordinate punch lists, manufacturer inspections, warranty documentation, and final closeout.

  • Review completed projects to improve estimating accuracy, execution, and profitability.

What You Bring

  • At least 3 years of recent experience in a dedicated Estimator or Project Manager role with a commercial roofing contractor.

  • Strong technical knowledge of commercial roofing systems, installation methods, insulation assemblies, flashing, sheet metal, and manufacturer warranty requirements.

  • Ability to read and interpret construction drawings, specifications, details, and contracts.

  • Experience preparing commercial roofing estimates and/or managing commercial roofing projects from award through closeout.

  • Understanding of labor production rates, material costs, project budgets, and job cost reporting.

  • Ability to manage multiple bids, projects, deadlines, and customer relationships.

  • Strong communication, organization, negotiation, and problem-solving skills.

  • Proficiency with Microsoft Excel and Outlook; experience with The EDGE, Bluebeam, Microsoft Project, or similar software preferred.

  • Commitment to safety, quality workmanship, accountability, and professional integrity.

Compensation & Benefits

  • $80,000–$110,000 base salary, depending on experience, plus incentives.

  • Full-time, salaried position with steady, year-round work.

  • Company vehicle or vehicle allowance.

  • Company-provided cell phone and computer for business use.

  • Medical, dental, and vision insurance.

  • 401(k) plan with employer contribution.
